We recently worked with a business that had done something remarkable used AI and automation to become so efficient that they no longer needed two floors of office space. With a lease break approaching on their overspill floor, the decision was clear: consolidate. The opportunity? Redesigning their existing floor to comfortably and beautifully accommodate ten additional people without losing the culture, collaboration, or comfort their team relies on.
Below are the real challenges we tackled, and the solutions we delivered.
  • Challenge 1: Fitting Ten Additional Desks into an Already Busy Floor
Before reaching for the measuring tape, it’s worth asking a broader question: does every person need a desk every day? Hybrid working is no longer just a perk it’s a genuine business lever. When you factor in annual leave, sick leave, and flexible working patterns, peak occupancy is rarely the daily reality. A well-considered hybrid policy can quietly solve a capacity problem before any furniture is moved.
Beyond behaviour, the real design opportunity lies in reclaiming space that was never working hard enough. Smaller, activity-based desks, a sharper look at floor plans, and an honest audit of dead zones, oversized breakout areas, under-used storage rooms, open meeting spaces that gather dust. All of these are fair game when space planning for maximum efficiency. Removing wasted square footage is often the most cost-effective square metre you’ll ever find.
  • Challenge 2: Noise & Acoustics on Busier Days
Noise pollution in the workplace is one of the most underestimated threats to staff performance. Whether employees are consciously distracted or quietly drained by background noise, the impact on productivity and wellbeing is measurable. The good news: acoustic design has evolved significantly and now sits firmly at the intersection of function and aesthetics.
Tall desk screens that you speak directly into, suspended ceiling panels, and soft furnishings all work together to absorb sound rather than reflect it. The core principle is simple, minimise hard surfaces. Every soft or porous element you introduce dampens the reverb and creates a noticeably calmer atmosphere, even on the busiest days. This is one area where good design directly protects your people.
  • Challenge 3: Not Enough Meeting Space for a Growing Headcount
One of the questions we ask every client is: if someone comes in from home and has nowhere to take a private call, why are they coming in at all? Private meeting space is the cornerstone of a genuinely functional hybrid office and it’s often the first thing overlooked in a retrofit.
The solution here is to look at what you already have with fresh eyes. Splitting an oversized meeting room into two, or enclosing open booths to create private meeting spaces, are relatively modest interventions with significant impact. We favour this approach because it requires minimal structural work and the least financial outlay. With the cost of labour continuing to rise, being clever about where you invest in a fit out isn’t just prudent it’s essential.
  • Challenge 4: A Front-of-House That No Longer Reflects the Brand
When a project is already in motion, it creates a rare window of opportunity. Bringing a front-of-house redesign alongside a refit isn’t an extravagance it’s sensible consolidation. Disruption, contractors, and downtime are already factored in; layering a brand refresh on top adds disproportionate value for a fraction of the additional cost.
Contemporary workplace design favours clean, minimal aesthetics and making a meaningful visual impact doesn’t require a complete overhaul. A considered update to materiality, signage, and reception design can transform how a space feels and how visitors perceive the business the moment they walk through the door. First impressions still matter enormously, and the reception area is yours to own.
