The Good!

 

Farringdon is one of the most well-connected workplaces in London. With the recent addition of the Elizabeth Line, there are not many places across London that are difficult to reach. If like us, you are often out visiting clients and need an easily reached HQ, Farringdon office space is probably going to be right for you.

On top of this, the food scene in Farringdon is getting better and better. Leather Lane market has been a game changer for the local energy and trade during the week, Yum Bowl, Dope Thai and Dukan Wraps provide high quality food for low prices come rain, shine or snow.

The restaurants have steadily improved over the last decade too. Iberica, Compton and the top floor of Smiths provide really nice environments with good food and a quick enough service to get in and out. The Bleeding Heart Tavern has also had a bit of a renaissance and is now worth visiting for a lunchtime meal.

Farringdon also has a genuine character, the old architecture, the rogue alleys and the history throughout the area give it an honest old meets new London feel that businesses and employees both seem to love.

The Bad and The Ugly!

 

There honestly isn’t much bad about Farringdon so we will group the bad and the ugly together!

There has been a steady rise in rents over the last 5 years which is making Farringdon unaffordable for some of the smaller businesses who would like to grow in or stay in Farringdon and the surrounding area.

We remember when rents were around £30 per sq. ft., then £55 and now there are options up to £75+ per sq. ft.. 

Our honest opinion is some of the office spaces are just not worth this price and we would suggest to our clients to look for alternative areas for their London HQ where the value is higher and your investment needs to be lower.

Landlords are often putting timber flooring down and a nice black glass box in an office to increase the rent but without double glazing, connectivity, air conditioning and furniture the price they are suggesting just doesn’t add up.

That’s where we come in. There are still bargains in the area and landlords who are willing to negotiate favourable terms on shorter leases. The area is vast for space, demand is high but so is supply. Without a tenant rep, you won’t be seeing the market accurately or pushing the right buttons to find a perfect solution for your business.
