8&4 approached us after already spending time in the market, but were struggling to find a space that truly aligned with their vision. Despite being presented with multiple options by other agents, nothing quite hit the mark.
We began by taking a detailed brief to fully understand their creative, operational, and aesthetic requirements. From there, we curated a highly targeted shortlist of three spaces. Two of these immediately stood out, with the client noting that we had clearly listened and delivered exactly what they were looking for.
The chosen property was a characterful, un-fitted space in the heart of Fitzrovia. While the landlord had originally planned to deliver a standard fit-out, 8&4 wanted something far more bespoke to reflect their brand and culture.
By leveraging this, we negotiated a more favourable headline rent alongside an enhanced rent-free package, enabling the client to allocate budget toward their own tailored fit-out.
As we were appointed across both acquisition and design & build, the landlord covered our acquisition fee. This allowed us to take a more aggressive and cost-efficient approach to the fit-out, maximising value for the client.
