SBP, a legal firm, approached us with a very specific and challenging requirement: a fully self-contained building of approximately 6,000–7,000 sq. ft,  a rare find in the central London market.

Through our search, we identified a strong opportunity near Farringdon Station. However, the quoting rent of £75 per sq. ft. placed the property well above the client’s budget.

Drawing on our negotiation expertise, we were able to significantly reposition the deal. We secured terms at £62 per sq. ft. alongside an exceptional 28-month rent-free period on a 10-year lease, one of the most competitive deals we have achieved to date.

During negotiations, the structure of our fee also became a strategic advantage. While the landlord initially agreed to cover our acquisition fee, they instead offered the client additional rent-free months. SBP opted for this, recognising the greater long-term value.

With acquisition and design & build both delivered by our team, we were able to maintain a highly competitive approach to the fit-out, ensuring cost efficiency without compromising on quality.

The final outcome is a premium, fully bespoke workspace in a prime Farringdon location, demonstrating how a strategic, end-to-end approach can unlock exceptional commercial results.
