We were appointed by Poland Street Properties Limited to deliver a fast-track Cat A refurbishment at 34 Great Marlborough Street, a prime address in the heart of Soho. Working alongside Lambert Smith Hampton, the goal was to enhance the appeal of the space to prospective tenants while working within a tight five-week programme.
The 1,100sq ft floor underwent a complete strip-out and refurbishment, with a strong focus on sustainability and long-term functionality. We carried out a full electrical installation, bringing all systems up to modern regulations. New LED lighting with up and down light features was installed to create a soft, ambient feel throughout the space. A brand-new kitchen was fitted, and two enclosed meeting rooms were constructed which is an increasingly popular requirement, even in smaller offices, to provide quiet and flexible working zones.
A key part of the brief was to reduce waste, so the refurbishment was approached with care to preserve and reuse materials wherever possible. The results spoke for themselves, by week three of the five-week programme, a new tenant had already committed to the space, drawn in by the strength of the design and presentation. The project successfully delivered a clean, modern office environment that balanced efficiency with thoughtful, tenant-focused design.
