Soul Spaces were appointed in collaboration with the Crafts Council and MetSpace to transform a listed building in Angel into a modern, tenant-ready workplace. The property had been vacant for almost ten years and required a complete overhaul to meet modern workplace standards while respecting the constraints of a listed structure.

The project involved stripping the building back to shell and core before installing entirely new mechanical, electrical, and plumbing systems. Works included new air conditioning, energy-efficient LED lighting throughout, new power and lighting infrastructure, fire alarms, fire stopping, call points, and upgraded health and safety measures. The newly installed air conditioning system has made the existing boilers redundant, significantly reducing overall energy consumption and improving operational efficiency.

Across the first floor, we retained and re-used approximately 60% of the existing fit out, carefully maintaining and making good wherever possible. This approach reduced material waste and supported a more sustainable delivery model. All waste removal throughout the project was managed by Powerday, ensuring that no waste was sent to landfill.

Over two floors, the space was reconfigured to include new communal areas, two communal stairwells, and two core WC blocks.

Accessibility was a key driver from the outset. We redesigned the WC facilities to be gender neutral and introduced a fully compliant DDA WC. Additional upgrades included new ramps, refuge points, a refurbished lift to improve accessibility, and the installation of a fully DDA-compliant tea point.

Further environmental upgrades included the replacement of windows across the first floor to improve thermal performance. As a result of these combined interventions, the building achieved an EPC rating of B, a significant improvement that enhances both sustainability credentials and long-term asset value.

The interior design reflects MetSpace’s distinctive approach, delivering a contemporary, tenant-focused workspace that appeals to occupiers across London. Features such as acoustic panels, integrated TVs, and instant hot water taps ensure the space is both practical and desirable for modern tenants.

Completed within a 16-week programme and ready for immediate occupation, the building has been successfully repositioned as a high-quality, accessible and energy-efficient workplace that balances modern functionality with the character of its listed status.
