XandWhy Bloomsbury

Client: XandWhy
Location: Shoreditch
Project type: Landlord Refresh / Design & Build
Budget: £50,000 + VAT
Furniture value: £30,000
Programme: 6 weeks

Some spaces don’t just need updating, they need repositioning. This Shoreditch office had been vacated and left in a state that reflected its previous tenant rather than its future potential a common challenge in a competitive London market.

Working alongside XandWhy, we delivered a landlord-led refresh and design & build solution for the Rumy Foundation, transforming the space into a fully market-ready product designed to stand out.

The design balances Shoreditch’s raw character with clean, contemporary finishes, creating a workspace with a clear identity that appeals to modern occupiers. Works included stripping out existing tenant elements, refreshing tea points, making good throughout, and upgrading lighting across the floor to enhance the overall environment.

A £30,000 furniture package completed the scheme, ensuring the space was fully dressed and ready to market from day one. Investment was carefully directed to where it would have the greatest impact on perception and speed to let.

The project was delivered in six weeks from instruction to handover on time, without issue, and ready for immediate viewings.

The success of the project reflects a strong collaboration. XandWhy brought clear market insight, while we ensured delivery matched that vision efficiently, commercially, and without compromise.

The result is a competitive, well-positioned workspace in one of London’s most design-conscious office markets.
