QSix, a leading property consultancy, approached us in Summer 2025 to evaluate whether they should remain in their existing office or relocate to a new space. With their lease position and evolving business needs in mind, they were looking for clear, data-driven guidance to inform their next move.
We began by working closely with the QSix team to understand their operational requirements, working patterns, and financial objectives. While they had an initial idea of what they needed, the key challenge was determining whether the market could offer better value and functionality than their current space.
Our approach focused on providing full market visibility across both Soho and Mayfair, exploring a wide range of serviced and leased office options. Through a combination of in-depth viewings, specification comparisons, and detailed cost analysis, we helped QSix build a clear picture of what was achievable within their budget.
In total, we prospected and reviewed over 20 potential office spaces. This process enabled QSix to refine their brief, aligning their workspace requirements with commercial realities. From this, we shortlisted the two strongest options that met both their operational needs and financial targets.
Following strategic negotiations, we successfully secured a new office for QSix at 167 Wardour Street. Crucially, we negotiated an 11% reduction from the quoting rent, delivering immediate cost savings and long-term value.
By taking a structured and insight-led approach, we enabled QSix to make a confident, informed decision on their office strategy. The result is a workspace that not only meets their current needs but also positions them for continued growth in one of London’s most competitive office markets.
