Some spaces need more than a refresh, they need a reason to be chosen. This workspace had been sitting vacant for over 12 months in High Street Kensington, one of London’s most discerning office locations, and despite its address it had attracted limited interest. Ashby Capital needed a solution that would unlock the asset’s potential and position it competitively in a demanding market, so we delivered a Cat A+ fit out designed to work hard on every level: design, budget, and delivery.

Kensington demands quality, and the design reflected that from the outset. A sophisticated, neutral palette was introduced, combining soft tones with layered wood finishes to create a calm, natural environment suited to a wide range of occupiers. Light oak flooring was installed to the front of house to maximise the excellent morning light and create an immediate sense of openness on arrival, while Crittall-style banding to the glazing added a recognisable, high-end character that sits naturally within this part of London. Sliding doors to the tea point brought a refined, considered detail, and the breakout space was anchored by a bespoke teapoint designed with a mix of timber tones to create a layered, premium feel. Joinery elements, including shelving and cabinetry, were integrated throughout the welcome and breakout areas to add warmth, personality, and practical dressing opportunities, while planting was used generously to soften the scheme and reinforce the natural, calming aesthetic.

A premium finish doesn’t require premium spend across every element. We took a pragmatic approach by re-using the existing carpet in back-of-house areas and re-lamping and repairing the existing lighting rather than replacing it, supported by a short-term performance guarantee. Data infrastructure and overall dressing were carefully considered, ensuring investment was focused where it would create the most value. This is how we operate commercially aware, detail-driven, and clear on where spend makes a difference.

The project came with its challenges, including air conditioning remedial works, an occupied building with sensitive neighbouring tenants, and a tight budget and programme. These are the conditions where practical problem-solving matters most, and where a considered, experienced approach ensures delivery stays on track.

Twelve weeks after completion, the space was let. The incoming tenant was sufficiently impressed to immediately commission additional rooms to match the existing standard, a package we are now delivering within a three-week programme. The result is a high-performing asset for the landlord and a workspace that clearly resonates with its occupier — the clearest indication of a project delivered successfully.
