Calm is the world’s leading app for meditation and sleep, helping users manage stress, improve sleep, and embrace healthier lifestyles. With guided meditations, sleep stories, breathing exercises, and nature sounds, Calm is a global leader in wellness.

While Calm’s main team is based in San Francisco, their co-founder and co-CEO is located in London with a small but growing team. He approached us with a simple brief: find a creative, light-filled workspace for a team of 4, with room to grow to 8-12 desks. Outdoor space was a strong preference, and flexibility was key. At the time, the team was working out of a Work.Life co-working space in Farringdon.

After just one round of viewings, we matched them with Huckletree Oxford Circus. The space aligned with their creative ethos, offering a dedicated 8-desk office with natural light and a collaborative vibe. We negotiated the list price down by 10% for a flexible 6-month term, providing them with the short-term solution they needed.

As their 6-month term approached its end, Calm reached out again with a new requirement: a self-contained, long-term office to serve as their London HQ. In another single round of viewings, we secured a managed office at 56 Berwick Street, Soho, spanning 1,232 sq. ft. 

The space was a perfect match—plenty of natural light through large windows, exposed brick paired with modern finishes, and access to a shared rooftop with great views of Soho. We successfully negotiated the monthly terms down by 20% from the listed price. Their new space reflects identity—creatively inspiring, central to London’s vibrant culture, and perfectly suited to their growing team.
