We were appointed to deliver a landlord CAT A+ fit-out and furniture package for a floor in London’s City Fringe. The space was previously occupied by a single tenant who held both wings of the floor from the central lift lobby. Our brief was to separate the two wings and deliver a self-contained, fitted and furnished unit that could be marketed and let as a standalone option for a new tenant.

Because the outgoing tenant occupied both wings as one connected suite, the floor first had to be physically and technically divided before it could go back to the market as two independent lettings. That meant reworking key building services, including the air conditioning, so that each half of the floor could function entirely independently, while still delivering a space finished to a standard that would appeal to prospective occupiers.

A £70,000 fit-out package covered the core works needed to stand the unit up on its own. Existing air conditioning units were relocated to properly serve the newly divided space, and new lighting was installed to supplement the existing installation and suit the revised layout. One new meeting room was formed within the unit, and a brand new tea point was fitted, complete with bespoke doors, giving the unit its own dedicated amenity space independent of the neighbouring wing.

To present the unit fitted and furnished on a tight budget, the landlord’s furniture strategy combined existing pieces retained from the outgoing tenancy with new items, specified by our in-house interior design team and procured through one of our trusted supply partners. The £13,000 package was designed to reflect the industrial character of the building: natural materials and textured finishes were used throughout, with ply-edged pieces and an exposed-services aesthetic that ties the furniture directly to the look and feel of the new tea point.

The full scope was delivered in a tight three-week programme. Strong working relationships with our contractors, combined with preparatory work carried out alongside the incumbent tenant ahead of their departure, allowed our delivery team to hand over the completed unit on time.

The finished unit is cleanly separated from its neighbouring wing, fully fitted and furnished, and ready to be marketed as a standalone letting, delivered to a tight budget and an even tighter programme.
