A repeat client, Ivy Rock initially partnered with us in 2022 to secure their first office space. Two years later, we helped them once again—this time, for a new office in Borough.

Before reaching out to us, Ivy Rock had been searching for a new office for some time. The primary challenge they faced was that most of the other brokers they consulted were pushing managed office spaces, which they felt were overpriced for their needs. While managed spaces can be a great option for many businesses, Ivy Rock believed they were equipped to handle a more flexible lease, and a conventional leasehold was a better fit for their team.

After understanding Ivy Rock’s concerns, we worked with them to find a cost-effective and flexible solution. Their new 30-desk office space was exactly what they were looking for. The building, provided by USP, offered all the modern amenities they required, including a fully fitted, plug-and-play setup, which eliminated the need for additional fit out costs.

In just 27 days, from the start of the search to the signing of the contract, we were able to secure this prime office space. Through our negotiations, we successfully delivered an 11.8% saving on their monthly terms.

Additionally, we negotiated 4 months rent-free for Ivy Rock, making this deal even more cost-effective. Over the span of their 3-year lease, these savings add up to around £180k. The landlord also agreed to cover our fees, resulting in an even more significant overall saving compared to the managed options they were previously considering.
