Royd Tools, known globally as OX Tools, is a leading name in the construction wholesale industry, with roots in Perth, Australia, now operating 18 offices across 15 countries. Known for their high-quality products and strong brand presence, Royd Tools needed a new office space in London to support their continued growth.
Referred by a happy client, Royd Tools came to us with a clear list of requirements but was uncertain about the exact office size they needed. Their priority was to find a space that offered exceptional value and could support their expanding operations without exceeding their budget.
Our in-house design team worked closely with Royd Tools to create detailed space plans, determining that they would need over 5,000 sq. ft. to meet their needs. We quickly identified a unique opportunity in the heart of Shoreditch at 102-108 Clifton St., offering 7,710 sq. ft. of office space across the ground and lower ground floors.
This Shoreditch office space was a standout for several reasons. Despite being larger than their initial estimate, the space was priced almost £20 per sq. ft. cheaper than comparable properties in the market. This allowed Royd Tools to secure an additional 2,000 sq. ft. within their budget, offering incredible value and room for future growth.
Choosing a larger space was a calculated risk, but it proved to be the perfect fit for Royd Tools. The property was delivered as a CAT A space, requiring a CAT B fit out to tailor it to their specific needs. Leveraging our negotiation expertise, we secured 12 months of rent-free occupancy and 15% of the headline rent as a contribution toward the fit-out costs.
This comprehensive solution not only met Royd Tools’ current needs but also provided them with a flexible and cost-effective workspace that will support their continued success in the competitive construction wholesale industry.
